Match property characteristics
Compare usable area, layout, age, floor, aspect, condition, parking and occupancy. Even homes in the same street can differ substantially. Record those differences.
Know the limits of price per square metre
Use the same area definition for every property. A ratio can help, but it does not capture floor-plan quality, condition, amenities or service charges.
Separate asking prices from transactions
An online price does not show that a sale occurred at that amount. Confirm the listing is current. General market news is not a promise of appreciation or returns for a specific home.
Build your comparison table
